I see lots of property each week and I like to highlight the ones that I think stand out, for whatever reason: they may be inexpensive, a sleeper, architecturally significant or unusual. I call this the ‘Weekly Hot Buy’. I’m sure there will be other questions and thoughts popping up, so check in to see what I find.
Bernal Heights cottage
It took a few times on the market and still no sale. 505 Anderson, a single family detached home in Bernal listed for $489,000 just isn’t getting sold. It was listed at the end of 2010, (see my earlier post) didn’t sell and was withdrawn from the market. It was put back on the market after the first of the year and again, was withdrawn at the end of April 2011 without closing. A great price and way to get into Bernal. I’m shocked it didn’t sell as a great condo alternative.

330 Edgehill gets sold
It’s been quite a long road for 330 Edgehill. Starting out at $1,595,000 with a series of reductions, the very interesting home finally closed escrow at the end of April 2011 for $1,100,000. That’s a heck of a deal for that location, including a main house AND a guest house. Here’s my earlier post.

Someone got a good deal on 611 Ulloa. Starting out at $769,000, the home was on the market for 30 days before reducing it to $699,000. This is a great price to get into West Portal-even for a home needing work.
The lucky buyer got this great entry level opportunity for $650,000, closing at the end of April. A lot of work, BUT a lot of reward!

South of Market Residence-Part Deux
Here’s part two (and final for now) of my obsession with loft like homes in SOMA, here’s another building at 1074 Folsom that I found during my recent commercial property search.
The building is not currently available-having been withdrawn from the market in 2010, but it’s been my experience, that occasionally, a property that doesn’t sell at one point, may be still be available when the right buyer comes along.
The listing detail claims a square footage of approximately 3900 and when listed was $1,250,000. Architecturally a really cool building with lots of opportunity. As with any commercial building, cash is king. If you need a mortgage, you need to count on a down payment of between 35 and 55 percent.

South of Market Home
A new obsession. A Dan Tanna type warehouse home. Remember that show? Robert Urich was a Private Eye, the show was ‘Vegas’. He drove a vintage Thunderbird and parked in his living room.
Well, that came to mind when I ran across 765 Clementina when I was looking through commercial listings for a client. I have to admit, it hadn’t occurred to me to look for residential listings under commercial.

This one sure went into contract quick and that’s not a surprize.
